An Affordable Residential Scheme Secured for Linden Homes and Somer Housing Association

Planning permission has been secured for the residential re-development of a number of substantial rear gardens in Whitchurch, Bristol. The permission comprises 56 affordable dwellings of 1, 2, 3 and 4 beds of varying design in flats and houses.

The application is similar to one that has already been approved on the site, including housing numbers and layout. The main difference with this permission is that all homes will either be rented and shared ownership. Linden Homes have worked in conjunction with Somer Housing Association, the preferred RSL partner.

The proposal provides much needed affordable housing to the area. Moreover this will be part funded by the Council’s Housing Enabling Team who welcome and support this development.

The varied sizes and tenure of the affordable units provide a welcome addition not only to the immediate area but to the Council’s affordable housing stock as a whole. There is a real shortfall in the provision of rented and shared ownership properties in Bristol as a whole and this proposal will go a considerable way to trying to alleviate the demand.

All house types have been substituted to comply with Code for Sustainable Homes Level 3, Lifetime Homes and a Housing Quality Indicator (HQI).

As well as providing 100% affordable housing, the applicant has also made a commitment to offer a contribution of just under £200,000 towards a package of measures including public transport, traffic management and the enhancement of existing areas of public open space which will add significant value to the scheme.

The scheme is of a high architectural standard in line with Linden Homes proven track record of delivering high quality brownfield residential schemes in Bristol.
